    Ground-up garage construction — single, double, and three-car attached or detached. Engineered foundation, structural framing, garage door system, and finish work.

    Garage conversion to ADU

    Convert your existing garage to a permitted ADU (Accessory Dwelling Unit). Most South Bay cities now allow this under California state law — we handle plans, permits, and the full conversion.

    Pre-wired for current and future EV chargers — sub-panel, conduit runs, NEMA 14-50 receptacles. Smart-charging integration with home electrical.

    Site walk & design

    Walk the property, talk through whether the project is new construction, conversion, or upgrade. Survey existing utilities and access.

  2. 02

    Plans & permits

    Architectural plans, structural calcs (required for new garages), permit package filed with your AHJ. ADU conversions also need utility upgrade calcs and possibly an electrical permit.

  3. 03

    Build & finish

    Foundation, framing, electrical, mechanical, drywall, finish. Coordinated with the rest of the home if the garage attaches. Typical new garage: 8-14 weeks. ADU conversion: 12-20 weeks.

  4. 04

    Inspection & handoff

    Final inspections (building, electrical, plumbing for ADUs), Certificate of Occupancy if it's an ADU, walk-through with you. Warranties and operation manuals delivered.

Common questions.

Can I convert my garage to an ADU under California law?
In most cases, yes. California state law (AB 68, SB 1069, SB 13, AB 881) preempted most local barriers to ADU conversion. Garages built before 2017 are usually convertible; cities have to approve them within 60 days if they meet basic state standards. We've done dozens of garage-to-ADU conversions across the South Bay.
What's the difference between an ADU conversion and a JADU?
ADU (Accessory Dwelling Unit): up to 1,200 sq ft, full independent unit with kitchen, bath, and entrance. JADU (Junior ADU): up to 500 sq ft, within an existing single-family home, can share a bath with the main house. Garage conversions can be either — depends on whether you'll convert the whole garage.
How long does a new garage take to build?
Detached two-car garage: 10-14 weeks of construction after permit clears. Attached three-car garage: 12-16 weeks. Permit review in most South Bay cities takes 4-12 weeks before construction starts.
Can you pre-wire for EV charging in a new garage?
Yes, and we recommend it. California state code now requires EV-ready conduit and breaker space in new homes (Title 24). For garage builds, we typically install a NEMA 14-50 outlet or hardwired Wall Connector with proper sub-panel sizing — even if you don't have an EV yet.
What about garage doors with windows for ocean views?
Glass-paneled garage doors (Clopay Avante, Northwest Door Modern Steel, C.H.I. Stratford glass-section) are popular for Manhattan Beach, Hermosa Beach, and Palos Verdes homes that want light and partial view. They cost 2-3x more than steel, but the visual difference is significant.
Can the garage match my existing home's style?
Yes — that's the standard ask. We match siding, stucco, paint color, trim profile, roof material, and window style so the new garage reads as original to the house. We've matched Spanish revivals, mid-century moderns, traditional craftsmans, and contemporary coastal designs.
