    Metal stud or wood-frame walls, full-height or partition, fire-rated and STC-rated assemblies where the building demands it.

    Type X, mold-resistant green/purple board, and cement board in wet areas. We spec by code and by use — not by what's cheapest at the yard.

    Sound-rated assemblies

    STC 50+ demising walls for multifamily, conference rooms, and tenant separations. Resilient channel, mass-loaded barriers, careful seam treatment.

    Level-5 finish for premium spaces

    Smooth-coat skim finish on offices, lobbies, and high-end retail where critical lighting will reveal every imperfection.

    Inspection coordination

    We pull and pass nail/screw inspection, fire-rating verification, and any tenant-improvement sign-offs as part of the scope.

    Scope the assembly

    Review architectural and structural drawings, confirm wall type, rating, and finish level for every wall in the building.

  2. 02

    Rough in & inspect

    Framing, fire-block, and rough drywall installed to spec. Nail/screw and fire-rating inspections passed before we tape a single joint.

  3. 03

    Tape, mud, and texture

    Three-coat tape and mud, sanded smooth, finished to the agreed level (1–5). Texture matched to existing or specified for new work.

  4. 04

    Punch & sign-off

    Walk every wall under critical light, fix anything that catches the eye, deliver a punch-list-clean building ready for paint.

Common questions.

What's the difference between level 4 and level 5 drywall finish?
Level 4 is the standard for most painted walls — three coats of mud, sanded smooth. Level 5 adds a full skim coat across the entire surface and is required where harsh, raking light will hit the wall (lobbies, retail under track lighting, gallery walls). We finish to whichever level the design calls for, and we'll tell you if it's overkill for the use.
How do you handle multifamily demising walls?
We build to the architect's STC and fire-rating spec, typically STC 50+ with one-hour fire rating between units. Resilient channel, double-layer drywall, careful seam tape, and acoustic sealant at every penetration. The wall has to hold its rating after the electrician punches it — we coordinate the trades so it does.
Can you match existing texture on a renovation?
Yes. Orange peel, knockdown, popcorn, smooth, hand-troweled — our crew matches existing texture so the patch reads as the same wall. For year-ten remodels in homes we built, we usually have records of the original spec.
Do you handle drywall removal and disposal?
Yes. Demo, dust containment, lead/asbestos abatement coordination if pre-1978 construction warrants it, dumpster service, and clean turnover. The site is broom-clean when we leave each day.
How fast can you mobilize for tenant-improvement work?
For repeat commercial clients in the South Bay, usually within 1–2 weeks of permit. We work after hours and weekends on tenant improvements when the space has to stay operational. Call (310) 418-0258 to scope.
