  1. 01

    Site walk & survey

    Walk the property, document drainage paths, soil conditions, existing planting. Identify ADA, MWELO, and tenant access constraints up front.

  2. 02

    Design & plan check

    Planting plan, irrigation plan, hardscape plan submitted for plan check. We carry the conversation with the AHJ so you don't get a callback two weeks in.

  3. 03

    Build & install

    Grading, hardscape, irrigation, planting, lighting — phased to keep the property operational. Tenants and customers stay through construction.

  4. 04

    Establishment & handoff

    60–90 day plant establishment period with weekly site walks, then handoff with as-built drawings and a maintenance schedule the next contractor can follow.

Do you handle MWELO compliance for new commercial landscaping?
Yes. California's Model Water Efficient Landscape Ordinance applies to any commercial landscape over 500 sq ft, and every South Bay city enforces it. We produce the WELO worksheet, plant water-use calc, and MAWA/ETWU comparison required for plan check.
Can you maintain the landscape after install?
We design and build; for ongoing maintenance we hand off to vetted local landscapers and stay involved on warranty issues. Many of our commercial clients have used the same maintenance crew on properties we've worked on for 15+ years.
What's the warranty on commercial landscape work?
One year on plant material (replaced if it doesn't survive establishment), two years on hardscape workmanship, and the manufacturer's warranty on irrigation gear (typically 5 years on Hunter/Rain Bird controllers).
How long does a typical commercial landscape install take?
Parking-lot perimeter and entry refresh: 2–4 weeks. Full property re-landscape: 6–10 weeks including establishment. We phase work around tenant operations — most of our commercial landscape jobs are on occupied sites.
Do you work on multi-property portfolios?
Yes. We've maintained landscape contracts across multi-property portfolios in Torrance, Harbor City, San Pedro, and the wider South Bay since the 1980s. Single point of contact, consistent quality across every site.
