    Site survey & spec

    Site visit, measure opening sizes, document existing conditions, identify code requirements (fire-rating, wind-load, ADA). Itemized scope.

  2. 02

    Permit & order

    Permit pulled with the AHJ when required. Equipment ordered (commercial doors typically 4-12 weeks lead time depending on customization).

  3. 03

    Build & install

    Coordinate with the GC schedule and tenant operations. Construction typically 2-6 weeks on-site for new builds; installs 1-2 weeks per door.

  4. 04

    Test, train, & sign-off

    Operator programming, safety reverse testing, life-safety inspection. Train facility staff on operation and maintenance basics.

What manufacturers do you install?
Overhead Door, Rytec, McKinley, C.H.I. Commercial, Janus, Clopay Commercial for sectional and rolling steel. LiftMaster Commercial, Overhead Door Commercial Operators for openers. We can source other manufacturers as the spec requires.
Can you build fleet garages or service bays?
Yes — we've built fleet parking and service bays across LA County, ranging from delivery fleets to municipal vehicle yards. Reinforced slabs, drainage to oil/water separator, lift-pit construction, electrical for hand-tools and EV charging.
Do you handle fire-rated commercial garage doors?
Yes — UL-labeled fire-rated rolling shutters and sectional doors (typically 1.5-hour, 3-hour ratings) for fire-separation walls in mixed-use, parking structures, and industrial. Tested per UL 10B.
What about commercial EV charger installation in fleet garages?
Yes. Level 2 and DC fast-charger installs for fleet, including the electrical service upgrade if your existing service can't handle it. We've installed fleet charging from a handful of stalls up to multi-bay installations.
Do you offer service contracts for commercial garage doors?
Yes — quarterly or annual preventive maintenance contracts for properties with multiple commercial doors. Spring inspection, opener service, weatherstrip replacement. Priority response on outage events.
