PVE's Art Jury reviews material, massing, color, and roof line on almost every project. Hillside engineering, drainage, and view-protection rules add another layer. We staff each PVE project with the same architect-PM team and pre-meet with the Jury before submission.

Are you familiar with the PVE Art Jury process?
Yes. Every PVE project of any meaningful scope goes through the Art Jury, and we sequence design, neighbor courtesy, and submission to pass on the first or second hearing.
Can you handle hillside engineering in PVE?
Yes. Geotechnical reports, drainage detailing, and seismic anchoring on PVE slopes are routine. We have go-to soils engineers we've worked with on dozens of PV projects.
How long do PVE permits take?
Plan on 8–12 months from start of design to issued permit, including Art Jury hearings. We layer in pre-application meetings so the calendar reads honest from day one.
