BLAIR HOUSE
DECOMA redeveloped and restored this building located at the northern gateway of Old Torrance. DECOMA changed the use of the entire second floor that was occupied by a 32-room, efficiency hotel into Torrance's first loft-style apartments. The ground floor, which was nearly vacant, was completely leased to new and vibrant tenants who represented the changing flavor of Old Town Torrance.

BAT CAVE
DECOMA saved this pre-1933 building that was condemned by structurally retrofitting its crumbling brick walls and failing 100’ expansive bow trusses. The renovated structure includes a new 3,000 SF mezzanine that utilizes the interior volume created by the existing trusses, indoor parking, secondary offices, a conference room, and a full kitchen.

TOY LOFTS
The Toy Warehouse Lofts was Los Angeles' first significant adaptive reuse, for-sale loft project.
This three-story, unreinforced brick manufacturing facility, built in 1923 had stood vacant for over 30 years. In 1998 we developed this derelict structure into 20 residential lofts with open floor plans, exposed wood columns, plumbing and ductwork. Featuring basement level parking, it also has a 1,500 square foot, ground level commercial facility.

INNER-CITY ARTS
Working with Michael Maltzman and Marmol & Radziner Architects, for the Mark Taper Center, DECOMA's construction team transformed an unreinforced masonry auto repair shop into an art education center. Glass, sectional roll-up doors open the interior spaces of this inner-city work shop to an exterior courtyard with adjacent ceramics facility. All work was completed in accordance with the Office of the State Architect requirements.

McDONNELL DOUGLAS AEROSPACE
Based on plans by EQE, DECOMA retrofit 18 buildings on the McDonnell Douglas Monrovia campus. Working in occupied and security sensitive spaces, DECOMA installed K-frames, rod braces, steel frames, shear walls, gunite, and completed extensive finish work. After reducing costs by over $2 million and completing three years ahead of schedule, DECOMA was awarded McDonnell Douglas’ Golden Eagle for vendor of the year.

PRIKTINS CENTER
Now the Casa Del Mar Hotel in Santa Monica, this six-story brick building was the former site of the Pritikin Longevity Center. Construction was completed to comply with Phase I of the City’s seismic ordinance including the installation of 1,500 tension, shear, and parapet anchors. Hidden anchors were installed to preserve the beautiful and intricate façade of the hotel.

MISSION DISTRICT LOFTS
This massive renovation was completed with special consideration to adjacent and thriving commercial and government facilities and residential neighborhoods. Windows were created by saw-cutting through existing concrete walls, penthouses were added to the roof level, new mechanical and electrical systems were installed, and a semi-subterranean parking structure was built to service the new mixed-use requirements of the building.
DECOMA's design for the Oneota Transfer and Storage Building converted the concrete facility into 17 for-sale, residential lofts and one commercial unit -- all with open floor plans, streamlined kitchens with stainless steel appliances, maple cabinets, granite counter tops, all new systems, and exposed concrete columns, ceilings and ductwork. There are eight two-story units and nine flats, ranging in size from 1,150 square feet to 1,700 square feet.

PENMAR LOFTS
Managed since 1980 this seven unit project has experienced a complete transformation from a funky 70's Venice style to Silicon Craftsman. This style is basically the California craftsman style adapted to the reflect the high-end artist loft style know and perfected by DECOMA, as Silicon Craftsman. Purchased for $180,000, the project now is valued close to 4M.

BROADWAY LOFTS
This Spanish Alamitos Beach building was completely remolded in 2011. An artist loft style was chosen and replicated through out the units. Rents increased over 55% in two years, the building is rented by young professionals, no pets no smoking. The valve of the building increased over 1m more than the purchase price, during the two year period of renovation. The renovation cost was $250,000.

MARCELINA LOFTS
Our most recent purchase in 2014, it is a mixed use, and single apartments. The Urban French style was chosen as it lends itself to white clean crisp style that young professional people are all looking to rent. The retro 50s farm look resulted it easy to rent and manage units. Purchased for 1.1 m and appraised at 1.8m eight months later.
